Budimex completes construction of the new Monopolis in Łódź

Budimex has completed work on the revitalization of the historic buildings of the former vodka monopoly factory and the construction of two modern facilities. The complex to open soon has an important place on the cultural and business map of Łódź, as well as being another large project in Budimex’s portfolio of building projects. The facility has been nominated for MIPIM Awards 2020! The investor is Virako sp. z o.o. Grupa 5 Architekci architectural studio was responsible for the design.

 

The construction work started in February 2018. The facility will be available to tenants in spring of this year and will house offices and various service outlets, such as restaurants and coffee shops. In the newly opened complex, visitors will also find an intimate square, green roof terraces, as well as an art gallery, theatre, toddler's club and kindergarten. A museum dedicated to the history of the vodka monopoly factory is also an important part of Monopolis. “In creating Monopolis we used our many years of experience gained during implementing many large and innovative investments in the field of business and cultural facility construction. The main assumption that guided us during the project was to create an open and friendly, but also multifunctional space designed not only for entrepreneurs, but also to fulfil social and entertainment functions,” says Dariusz Blocher, President of the Management Board, CEO of Budimex SA.

 

Where tradition meets modernity

Monopolis is a complex of buildings located at the junction of the two major streets – al. Piłsudskiego and ul. Kopcińskiego, near the Łódź Fabryczna railway station. The basic assumption of the project was to restore the coherence of the entire post-factory area of the Polmos spirits factory (Zakład Spirytusowy Polmos). Preparing the facilities for their new functions was as important as preserving their original appearance. An additional objective was to design new modern buildings in such a manner as to ensure that they coexist harmoniously with the historic buildings. Budimex completed the construction works in two stages. In the first stage, the buildings of the former vodka nonopoly factory were restored and adapted to their new functions. In the second stage, underground garages were built for new facilities and the structure of building A3 was rebuilt.

 

Investment in numbers
23,400 m2 of class A office space will be built in Monopolis. The offices will be located in the main building of the former vodka bottling plant (7,000 m2) and two new buildings (8,050 and 8,350 m2). At present, the total usable floor area of buildings B2, B3B4, B5B6 as well as the gallery and museum is 14,500 m2, including 6,000 m2 of office space. The facility will be BREEAM-certified at a very good and excellent level, which means that all technological and construction solutions used in Monopolis should create a comfortable and friendly working environment, optimizing the operating costs and reducing the detrimental environmental impact.
